1. Lubricate Everything — With the Right Product

This is the single most important maintenance task for Texas garage doors. The heat dries out lubricants faster than in cooler climates, and dry metal-on-metal contact accelerates wear dramatically.

What to lubricate and how:

  • Torsion springs: Apply a thin coat of white lithium grease or a dedicated garage door lubricant spray. Don't over-apply. Never use WD-40 — it's a solvent, not a lubricant, and will dry out your springs faster.
  • Rollers: Apply lubricant to the bearing area of each roller (the small ball-bearing rings). If your rollers are plastic/nylon with no ball bearings, skip the lube — nylon rollers don't need it.
  • Hinges: Small spray on each hinge pivot point. Wipe off excess.
  • Top of the rail/chain: Very light coat — too much will attract dust and grime in the Texas air and create a paste that grinds your hardware.
  • What NOT to lubricate: Tracks. Contrary to popular belief, lubricating the tracks creates a slippery surface that can cause the door to derail. Wipe tracks clean with a damp cloth instead.

Best products for Texas: 3-in-1 Garage Door Lubricant, White Lithium Grease, or LiftMaster's own lubricant spray. Available at Home Depot, Lowe's, or Amazon for about from $8.

2. Test the Balance of Your Door

An unbalanced door is the #1 killer of garage door opener motors in DFW. When springs are weakening, the door becomes heavier on one side — and the opener motor strains to compensate, burning out years early.

The balance test (do this twice a year):

  • Close the garage door completely.
  • Pull the red emergency release cord to disconnect the opener.
  • Manually lift the door to about waist height and let go.
  • A properly balanced door will stay in place. It should neither drop to the floor nor spring upward.
  • If the door drops or drifts, the springs need adjustment. Call a professional — spring tension adjustment is dangerous without proper training.

3. Inspect Cables and Springs Visually

You don't need to be a technician to spot early warning signs. Do a visual inspection from a safe distance — don't touch these components.

Springs — look for:

  • Rust or orange discoloration (common in DFW's humid springs)
  • Gaps in the coils
  • Stretched sections where the coils are wider apart than the rest
  • Any visible cracks

Cables — look for:

  • Fraying or unwinding — this looks like tiny strands sticking out
  • Kinks or sharp bends
  • The cable has slipped off its drum/pulley

If you see any of these warning signs, don't wait for a full failure. Call us and we'll replace them before they break — which is always cheaper and less disruptive than an emergency repair.

4. Clean and Inspect the Tracks

DFW is dusty. Texas dust, cottonwood fluff in spring, red clay, and insect debris all accumulate in garage door tracks and can cause the door to bind, grind, or jump off track.

How to clean tracks:

  • Wipe down the inside of both vertical and horizontal tracks with a damp rag.
  • Use a toothbrush or small brush to remove caked-on debris from corners.
  • Dry the tracks completely.
  • Do NOT apply lubricant to tracks — clean and dry is correct.
  • Visually check that tracks are plumb (vertical sections perfectly vertical) and level (horizontal sections slightly angled toward the back — about ¼" drop).

5. Test the Auto-Reverse Safety Feature

This is a legally required safety feature on all openers made after 1993 — and it saves children's lives. You should test it every 6 months.

Two tests to run:

Force reversal test: While the door is closing, place a 2×4 piece of wood flat on the ground in the door's path. The door should reverse automatically when it contacts the wood. If it doesn't, adjust the opener's "down force" setting (see your manual) and retest.

Sensor test: While the door is closing, wave your hand through the sensor beam (low to the ground near the sides). The door should immediately reverse. If it doesn't, your sensors need realignment or replacement.

6. Tighten All Hardware

Your garage door opens and closes 1,000–1,500 times per year. All that vibration gradually loosens bolts, nuts, and brackets. In DFW's temperature extremes, metal expands and contracts — further working hardware loose over time.

Twice a year, take a socket wrench and tighten every bolt and nut you can safely reach on the door, tracks, and opener mounting brackets. Don't overtighten — snug is enough. Focus on the track brackets, the roller brackets (the L-shaped pieces holding the rollers), and the opener mounting hardware bolted to the ceiling.

7. Check and Replace Weatherstripping

Texas summers are brutal on rubber weatherstripping — the seal along the bottom and sides of your door. UV rays and extreme heat crack and harden the rubber within a few years, leaving gaps that let in bugs, dust, heat, and water during rain.

Check the bottom seal (runs along the floor edge of the door) and the side seals (vertical rubber strips on the door frame). If they're cracked, brittle, or compressed flat, they need replacement. Bottom seals run about from $20 at Home Depot and can be replaced in 30 minutes. Side seals are even simpler.

Good weatherstripping also improves your home's energy efficiency — especially important if your garage is attached and air-conditioned.

8. Schedule a Professional Tune-Up Once a Year

Even with diligent DIY maintenance, there are things only a trained technician can properly assess — spring tension calibration, cable drum wear, opener force calibration, and early signs of structural issues in the door panels.

An annual professional tune-up in DFW costs from $79 and typically includes:

Think of it like an oil change for your car — minor cost, major protection.

Frequently Asked Questions

Standard springs last about 7–10 years in Texas (based on 10,000 cycle life). High-cycle springs last 20–25 years. DFW's temperature extremes can shorten lifespan, so we recommend inspection after year 6 on standard springs.

No. WD-40 is a water displacer and solvent, not a lubricant. It will temporarily reduce squeaking but actually dries out the metal faster. Use white lithium grease or a dedicated garage door lubricant spray instead.

Hail primarily dents panels cosmetically, but severe hail can also knock sensors out of alignment and dent tracks. Always inspect your door and sensors after a major DFW hail storm. Panel damage may be covered by homeowner's insurance.
